These are the words people use on the phone, not a paraphrase of them. An agent that answers a paraphrase is answering somebody else’s call.

  • Can I see it this weekend?
  • What are the HOA fees and the taxes on that one?
  • How many offers has it had?
  • Do you also help people sell?
  • Which school district is that address in?

The first thing you will ask

It answers immediately, at the hour the enquiry actually arrives, gets the address they are calling about and how to reach them, and hands you a named lead with a transcript. What it will not do is invent a detail about a listing: property facts come from what you give it, and anything it does not have becomes a callback rather than a guess.

Will it answer questions about a specific listing?

From what you give it, yes: the details you already publish. It will not improvise a square footage or a school district, because a wrong number about a house is a problem that follows you into a contract.

Can it book a showing?

It does not put anything on your calendar. It captures who wants to see what and when they are free, and gets that to you, which is the part of the call that actually has to happen at nine on a Sunday.

What if the caller is a seller and not a buyer?

It asks, and it routes accordingly. A valuation enquiry arriving as a named lead with a transcript on Sunday evening is a materially different Monday than a voicemail light.
